Home Inspections

If you are getting ready to sell your home, one item to be prepared for are inspections. Where your home is located will determine what inspections need to be done. Here is a list of inspections that are common. Not all of these will apply to every home, as each present their own depending on the State, County, City, and location. Some of these are negotiable, but realize that it is customary that the Seller pays for these, as part of the sale.

 


 

 
Type of Inspection

What it is and who pays?

Termite Inspection  Almost every home will require a termite inspection. If the report is bad enough, you may have to pay for the repairs or discount the price, sell as is, and let the buyer pay for them. All costs are negotiable!
Plumbing Retrofit Some States, Counties and Cities require that certain low flow fixtures be installed throughout your home before Escrow can close. This will require a form to be submitted to and approved by the enforcing agency.
Well Test If your home's water is supplied by a private well, you will generally need to do a 4-24 hour well test, which can be conducted by almost any Certified Well Driller. You will most likely have to pay for this one too.
Septic Test &  Inspection If you have a septic tank, you will have to have it pumped, inspected and tested. This is generally a mandatory requirement.
